Demolition works will soon begin on Caird Street, Lancefield Street and Third Avenue as part of the Jubilee site redevelopment project. Westminster City Council, in partnership with developers EcoWorld International, is building 56 new homes and providing a new leisure centre consisting of:
- 19, of the 56 homes, will be bought by the Council to provide below market rents. These homes will provide four one-bedroom apartments and 15 two-bedroom apartments
- The 19 apartments will be built above the new Jubilee Leisure Centre comprising of a multi-use three-court sports hall and community suite
- The overall 56 homes will comprise of: 11 one-bedroom, 25 two-bedroom apartments and 20 three-bedroom houses.
Initial activity will start on site from 17th February in the form of repairing, realigning and repainting the hoardings, and large vehicle movement.
The 11-week demolition programme consists of erecting scaffolding on 24th February on Caird Street and Lancefield Street, with mechanical demolition starting on 16th March, foundation removal, and site clearance is expected to be complete by the end of April.
All hardcore and concrete will be crushed on site so that it can be reused for the construction of the new build. This process will reduce the number of lorries having to enter and exit the site to take waste away. The contractors will keep dust to a minimum, as they will be using water to keep it out of the air, and will monitor noise, dust and vibrations to make sure levels remain reasonable.
Traffic – The primary site entrance will be on Lancefield Street, and demolition related vehicles will enter the site via Harrow Road, Second Avenue, Caird Street, to Lancefield Street. No road closures are scheduled.
Working hours will be between 08.00 and 17.30 on Monday-Friday and 08.00 and 13.00 on Saturday. To avoid peak time congestion, deliveries will not take place between 8.30 to 9.30am and 2.45 to 3.45pm weekdays. Vehicles will not stop on Caird Street/Lancefield Street.
Construction is planned to begin in August 2020 to Autumn 2022
